When you are purchasing a new home do you know what the builders warranty covers?? Most New Home Buyers do NOT. Here is a brief explanation of a New Home Warranty. Also, each contractor may have different offers, this is something to check into when initially talking with the contractor.
This is a quote from the Oregon Construction Contractors Board:
"A new home warranty is an agreement
by the seller that the seller's product (in
this case, a newly built home) is free from
defective materials or poor workmanship.
A warranty includes a promise to repair
or replace any defective items and faulty
work.
Generally, a warranty does not cover
items that become defective as a result
of homeowner neglect.
Repair or replacement under a warranty
is satisfied by meeting building industry
standards.
Some warranties may cover only major
home systems, others may provide
limited coverage. Certain products or
installations may be exempted
depending on the individual warranty."

Your Building Contractor should provide you with detailed information on their warranty program. As a general rule, if you hire a quality contractor, they will stand behind their work. If your builders doesn't have a written warranty program, you should ask some more questions.
