Builders Have Help With New Home Warranty
When a company such as BBSG is involved with a transaction, things just go better.
So you may be asking yourself, how will this help my situation?
The Builder: BBSG performs a pre-closing walk through with the New Home Buyer, just prior to closing. The warranty is explained, they set a reasonable expectation to the New Home Buyer. A punch-list is compiled, these are items the builder still needs to complete. The buyer is also giving instruction on how to file warranty claims, this is through a web based system. The features of the home are explained and general maintenance items are covered. One of the main items pointed out is "just because you are purchasing a New Home, that doesn't mean you are getting a PERFECT home." BBSG then coordinates any warrantable items throughout the warranty period.
The New Home Buyer: BBSG is the voice of the warranty, the buyer now has someone to communicate with. This program has increased Customer Satisfaction dramatically. Most New Home Buyers don't know what the warranty covers? BBSG provides a warranty handbook that explains the whats and hows of the warranty. The last market study said 72% of the New Home Buyers would be from the "X" and "Y" Generations, BBSG's on-line system is a preferred way to communicate with the modern home buyer.
The Agent: First of all, we know a home sale wouldn't exist unless a realtor sells a house. BBSG prevents the agent from being drawn in to conflict between the Buyer and Builder. (WOW, wouldn't that be nice.) The Agent doesn't get paid extra to deal with problem after the sale, with the BBSG system they don't have to worry because their clients are taken care of.
BBSG Removes the Burden from the Builder, the Hassle from the Home Buyer, and the Angst from the Agent.

Pre-Closing Walk through with Builder???
Now your agent tells you that the builder wants to schedule a walk through of the house and everything is set to close in about a week. You are struggling in your busy schedule to be able to do this...you are asking yourself "Why do I need to walk through the home with the Builder????"
Actually, this is a very important time when purchasing a new home, often times this is "Pre-Closing Walk Through" is only completed by Quality Professional Builders. You need to be there, figure out how to make your schedule work. This is when the you will get a personal introduction to the home and it's features. Often times Builders will have a company such as BBSG (Builder Buyer Services Group) perform this service for them, it's just a way for the builder to show the valued new home buyer that they want to make sure everything is good with the home. Customer Service and Satisfaction is very important to Quality Professional Builders.
What does a "Pre-Closing Walk Through" Consist of?
- Making a list of action items that still need to be completed by the Builder.
- Inform the New Home Buyer of the features and operation of the home.
- Explanation of the Limited One Year Warranty
- Information on who and how to contact the builder for warranty items during that first year.
- Answer any questions about the home that the New Home Buyer may have.
- General Maintenance of the New Home
You should plan on this taking about 1 to 1.5 hours. This time should be considered a real "investment".
Also remember that just because you are purchasing a new home, this doesn't mean the home is perfect. The warrantable items will be compared to either the state or national standards. New Homes do not mean "maintenance free living".
When looking at a New Home, ask your agent about this "Pre-Closing Walk Through". If your builder doesn't offer this as part of the purchase agreement, then you should ask further questions.
BBSG Northwest (Builder Buyer Services Group Northwest) provides administrative warranty services to Quality New Home Builders throughout Oregon and Washington. We remove the Burden from the Builder, the Hassle from the Homeowner, and the Angst from the Agent. Check us out on the web http://www.bbsgonw.com/.

New Home Waranty in English...
"A new home warranty is an agreement
by the seller that the seller's product (in
this case, a newly built home) is free from
defective materials or poor workmanship.
A warranty includes a promise to repair
or replace any defective items and faulty
work.
Generally, a warranty does not cover
items that become defective as a result
of homeowner neglect.
Repair or replacement under a warranty
is satisfied by meeting building industry
standards.
Some warranties may cover only major
home systems, others may provide
limited coverage. Certain products or
installations may be exempted
depending on the individual warranty."
What's a New Home Limited Warranty...
By definition, a Limited Warranty is a warranty with certain conditions and limitations on the parts covered, type of damage covered, and/or time period for which the agreement is good. While some Builders choose to provide their Buyers with a customized Limited Warranty, many prefer to adopt or incorporate generic industry guidelines, such as those promoted by the National Association of Home Builders (NAHB).
silent on the clearance requirements between wall cabinets and countertops (even though industry-accepted recommendations may exist). Accordingly, no warrantable condition exists, regardless of the variance to the industry accepted recommendations or the desires of the
homeowner. On occasion, a Builder may adopt a generic Limited Warranty but include some specific warranty criteria or coverages directly or by reference in the sale contract. Should there be a conflict between the provisions of the sale contract and written limited warranty, the provisions of the sale contract shall govern.
